Professional Title Search Services
in Indiana & Ohio
A title search examines decades of public records to confirm who owns a property and uncover any liens, judgments, or other issues before closing. Empire Title handles this for every transaction we process — thoroughly and without shortcuts.
Six Categories of Public Records
Deed Records
We trace the full chain of ownership — every transfer, sale, and conveyance — back as far as necessary to confirm clear title.
Lien Records
Mortgage liens, mechanic's liens, HOA liens, and any other encumbrances that could affect ownership or require payoff at closing.
Tax Records
County and state tax records are verified to confirm all property taxes are current. Delinquent taxes must be paid before or at closing.
Judgments & Court Records
Federal and state court records are searched for judgments against the property or its owners that could become liens on the property.
Easements & Restrictions
Recorded easements (utility, access, drainage) and deed restrictions are identified and disclosed so buyers know exactly what rights come with the property.
HOA & Covenant Records
Homeowner association documents, covenants, conditions, and restrictions are reviewed and provided to all parties.
