    Title Insurance for
    Indiana & Ohio Real Estate

Title insurance protects your ownership and your lender's investment from hidden defects discovered after closing. Empire Title Service has been issuing owner's and lender's policies across Indiana and Ohio since 2003.

    Two Types of Coverage

    Owner's Policy vs. Lender's Policy

    For home buyers

    Owner's Title Insurance

Protects your equity and ownership rights if a title defect surfaces after closing — a hidden lien, a forged deed, an heir with a legal claim. A one-time premium that covers you for as long as you own the property. In Indiana, the seller traditionally pays for this policy.

    Required by lenders

    Lender's Title Insurance

Protects your mortgage lender's interest in the property up to the loan amount. Required on virtually all financed transactions in both Indiana and Ohio. The buyer pays for this policy as part of closing costs.

    What It Covers

Hidden Defects That Can Emerge After Closing

Unlike other insurance that protects against future events, title insurance protects against claims arising from past events in the property's history — issues that existed before you bought it and may only surface years later.
