From that vantage point, we can offer a ground-level perspective on what's happening in the market — not just at the macro level, but in the specific neighborhoods and counties where our clients are buying and selling.
As of the start of summer 2026, here's what we're seeing:
Eastern Indiana: Wayne, Fayette, Henry, and Surrounding Counties
The Richmond metro area and surrounding eastern Indiana counties have seen a meaningful increase in active listings compared to the same period in 2024 and 2025. Days-on-market has stretched from a spring 2024 average of around 18 days to closer to 28–35 days in many price ranges as of early 2026.
This is good news for buyers. More inventory, more time to negotiate, and fewer bidding wars than the frenzied market of two to three years ago. Sellers who price properly still move properties — but overpriced listings are sitting.
We're also seeing more seller concessions at closing: contributions toward buyer closing costs, rate buydowns, and repair credits that were rare in 2022–2023 are back on the table. Buyers should feel comfortable asking.
Western Ohio: Preble, Butler, and Surrounding Counties
The Ohio side of our market — particularly in Preble County and the Dayton metro area — remains more competitive than eastern Indiana. Population growth from Columbus and Cincinnati spillover has kept demand elevated, and new construction supply hasn't kept pace.
Buyers in western Ohio continue to face multiple-offer situations on well-priced homes under $300,000. Working with an agent who knows how to write a clean offer (and a title company prepared to close on the contract timeline) remains a real advantage.
The Midwest Value Advantage
Eastern Indiana and western Ohio remain among the most affordable housing markets in the Midwest — and the country. The median home price in Wayne County is a fraction of the national median, with quality housing stock and strong community anchors like Reid Health and Earlham College driving local employment. For remote workers and investors, the value proposition continues to attract out-of-state interest.
What Summer 2026 Means for Your Closing Timeline
Summer is Empire Title's busiest season. Here's what that means practically:
- Open your title order early. We recommend opening within 1–2 days of a signed purchase agreement. A title search that would normally take 3–5 days can take 7–10 days in peak season if we're at capacity.
- Schedule your closing appointment soon. Our closing calendar fills up weeks in advance in June and July. Reach out as soon as you have a contract — even a tentative closing date.
- County recorders can have processing backlogs. Deed recording that takes 1–2 days in January might take 3–4 days in July at some Indiana counties. Build buffer into your move-in plans.
- Lender timelines extend in summer. Your lender may be working at capacity too — 30-day closings can become 35-day closings if the appraisal or underwriting backs up.
Preparing for a Summer Indiana or Ohio Closing
Whether you're a first-time buyer or an experienced homeowner, summer closings require a bit more proactive planning:
- Get pre-approved before you start looking — summer sellers move fast
- Have your earnest money check or wire transfer ready the day of contract signing

- Respond promptly to document requests from your lender and title company
- Confirm your Closing Disclosure at least 3 business days before closing and review it carefully
