Memorial Day weekend unofficially marks the beginning of Indiana's peak home buying season. Historically, more homes are listed in Indiana between Memorial Day and Labor Day than any other comparable period. Buyers who have been searching all spring often make their move around this holiday, and sellers who want maximum exposure list in the week leading up to it.
This surge in activity is great for market competition, but it creates real logistical challenges for closings — especially if your contract deadline falls right at the holiday.
What Closes (and What Doesn't) on Memorial Day
Memorial Day is a federal and state holiday. Here's what that means for your Indiana closing:
- Indiana county recorder offices: Closed Monday, May 25. No deeds can be recorded on the holiday.
- Banks and lenders: Closed. No wire transfers can be initiated or received through the Federal Reserve wire system on a federal holiday.
- Empire Title: Our office is closed on Memorial Day. We do not schedule closings on the holiday.
- Appraisers and inspectors: Most are not available on the holiday, though some independent contractors do work.
How to Plan Your Closing Around the Holiday
If your contract has a closing deadline near Memorial Day, here's what to keep in mind:
Closing on Friday, May 22
Friday closings before a long weekend are risky because of wire transfer timing. Lenders must fund before bank cutoffs (usually 3–4 PM Eastern), and county recorders may have reduced hours. If your lender's wire arrives late, disbursement could be pushed to Tuesday. Plan for an early-morning closing to give maximum buffer time.
Closing on Tuesday, May 26
Tuesday after Memorial Day is ideal. Banks and county recorders are fully operational, there's no wire timing pressure, and you avoid the weekend rush. If your contract allows flexibility, Tuesday closings the week of Memorial Day are our recommendation.
Contract Deadlines Falling on Monday, May 25
If your purchase agreement says "close on or before May 25," and May 25 is a holiday, Indiana law generally treats this as extending to the next business day (Tuesday, May 26). However, confirm this with your real estate agent and attorney — contract language varies.
The Memorial Day Listing Season: Indiana Market Context
For buyers and sellers who aren't dealing with an immediate closing, Memorial Day weekend is an important market moment. In Wayne County, Fayette County, and Henry County, new listings typically spike in the week before the holiday as sellers aim for maximum foot traffic. Open houses are popular.
